Adelaide buyers turn to Forestville and Prospect Corner amid tight market

Adelaide home seekers now have new options in Forestville and Prospect Corner as Renewal SA advances two major projects on long-vacant sites.

The state government agency is converting underused land into complete neighbourhoods that include affordable housing from the outset. Forestville transforms former Le Cornu site

The $250 million Forestville development sits on the old Anzac Highway Le Cornu site, covering 3.6 hectares roughly 3.5 kilometres from the CBD. It includes 71 terrace homes now under construction, more than 95 per cent of which have sold. Apartment sales launched recently, with building work scheduled later this year. A central market square will house a supermarket along with restaurants and shops, while a 2500 square metre rooftop farm run by Youth Inc will supply produce to nearby venues and remain open for public workshops.

Forestville forms part of the Inner South Master Plan that also covers the Keswick Barracks site and the Adelaide Showgrounds on Rose Terrace. The plan aims for at least 15 per cent affordable housing across the precinct.

Prospect Corner welcomes early residents

Seven kilometres from the CBD, Prospect Corner has already seen townhouse owners settle in over the past year, followed by the first apartment residents. The 208-home project mixes 108 architecturally designed townhouses with 100 affordable rental apartments arranged around Payinthi Reserve, which features open lawns, playground equipment, barbecue areas, edible gardens and an outdoor gym.

Additional stages continue to open, allowing the neighbourhood to grow as a functioning community rather than a construction zone. Both Forestville and Prospect Corner demonstrate Renewal SA's method of embedding affordable units into larger developments on former industrial or defence land instead of treating them as separate add-ons.
