Authorities Outline Timelines for Adelaide Neighbourhood Housing Projects

Authorities have released timelines for several neighbourhood developments that will add housing across Adelaide suburbs and inner areas.

Southwark Grounds Precinct

The former West End Brewery site in Thebarton is being transformed into the Southwark Grounds precinct. This $1 billion project will deliver up to 1,700 homes. Construction is scheduled to start early 2027 with first residents arriving by late 2028.

Northern Precincts Advance

Greater Seaton Urban Renewal in Adelaide's north is set to deliver 1,452 homes with housing construction ready in July 2026. Playford Alive East will add 1,480 homes ready by March 2026. These projects form part of ongoing renewal activity in the northern suburbs.

East End and Central Developments

Adelaide's East End is undergoing a $900 million urban renewal known as the City East project. It features four towers up to 39 storeys, over 700 homes and a 200-room hotel. An Expression of Interest for developers was launched in 2026. The $500 million Market Square redevelopment around Gouter and Grote streets is scheduled to complete later in 2026. The 37-storey Victoria Tower with nearly 300 apartments is already complete nearby.

Inner South Masterplan

A new Inner South Masterplan links the former Le Cornu site, Keswick Barracks and Adelaide Showgrounds into one precinct. It commits to at least 15% affordable housing across the development. Officials have tied these commitments to the overall delivery of new homes in the inner south area.
