Buyer's agents in Adelaide are reporting clearance rates near 62 percent across the past four weekends, with clients securing properties after agents apply targeted bidding limits and last-minute inspections.

The figures matter now because the state median sits at $720,000 and first-home buyer activity has lifted in the north-east corridor, pushing more properties to auction rather than private treaty.

Agents working the inner north have focused on streets around Prospect Road and The Parade in Norwood, where two recent auctions drew 35 registered bidders each and finished within the advertised price range.

CoreLogic data released on 8 July showed 148 auctions scheduled in greater Adelaide for the weekend of 11-12 July, up from 112 the same week last year, with the median days on market for auction listings now at 28.

Pre-auction checks

Agents conduct a final walk-through of the property two hours before the auction starts, confirming any disclosed defects and cross-checking the contract against the section 7 certificate obtained earlier from the local council. They also contact the selling agent to confirm the number of registered bidders and note any last-minute withdrawals that could alter the reserve.

Clients receive a written bidding ceiling based on comparable sales within 800 metres, updated the morning of the auction using recent results from similar three-bedroom homes in the same postcode.

Bidding execution

During the auction itself, agents instruct clients to remain silent and let the agent handle all bids, opening at 5 percent below the lowest comparable sale and raising in $5,000 increments only when another bidder responds. If the property passes in, the agent immediately seeks a post-auction negotiation window rather than leaving the site.

Next weekend's schedule includes 12 auctions in the north-east corridor and another nine in the inner west, with several listed under $650,000. Buyers planning to attend should confirm their pre-approval limits and arrange a building inspection the day before to avoid last-minute surprises at the block.
