Regional Rental Markets vs Capital City Comparisons Reveal Adelaide Renters Gaining Ground on Buyers

Median weekly rents in regional South Australia now sit $85 below equivalent properties in Adelaide's northern suburbs, according to June 2026 figures from the Real Estate Institute of South Australia.

The difference matters because national housing targets set under the 2023 Housing Accord are slipping, with new home starts across Australia falling 11 percent in the year to March. Adelaide remains the cheapest capital city market, with a median dwelling price of $720,000, yet many households still weigh the weekly cost of renting against the prospect of buying further out.

North and north-east corridors show clearest split

In the north-east corridor, houses in Modbury and Para Hills are listed for median rents of $520 a week, while comparable three-bedroom homes in Prospect and Norwood command $620. First-home buyer programs run by the state government, including the 2025 HomeStart deposit assistance scheme, have drawn young couples into the north-east corridor where land values have risen only 4 percent since January.

Buyers who lock in a $650,000 property in the north-east corridor pay roughly $3,100 a month on a standard variable loan at current rates, compared with $2,250 in rent for the same house. Regional towns such as Murray Bridge and Mount Gambier show even larger gaps, with median rents of $430 against Adelaide's $580.

Evidence from recent sales and listings

CoreLogic data released last month recorded 1,142 rental listings in greater Adelaide for June, down 9 percent on the same month in 2025, while regional listings rose 14 percent. A three-bedroom weatherboard at 14 Balfour Street in Prospect sold for $785,000 in May, yet an identical property at 22 Shepherds Hill Road in Aberfoyle Park, further south, rented for $495 a week.
