Elizabeth recorded a gross rental yield of 5.9 per cent in the June quarter, the highest of any Adelaide suburb tracked by CoreLogic.
The result stands out because Adelaide's overall annual rent growth has trailed Sydney, Melbourne and Brisbane for the past 12 months. Investors chasing cash flow rather than capital gains are turning to the northern corridor where purchase prices remain well below the city median of $720,000.
Properties along Main North Road and around the Elizabeth Interchange are moving fastest. Local agents report steady inquiries from interstate buyers who previously looked at Playford Council areas but now focus on Elizabeth because of its direct train link to the city and proximity to the Northern Expressway. The Elizabeth Shopping Centre and the adjoining Civic Centre precinct continue to anchor tenant demand from retail and logistics workers.
City of Playford's recent upgrade to the Elizabeth Regional Park, completed in March, has also lifted foot traffic and supported rental listings in the surrounding streets.
CoreLogic's June data put Elizabeth's median house price at $465,000 with a median weekly rent of $530. That combination delivers the 5.9 per cent yield and beats figures recorded in Salisbury North and Davoren Park. The Real Estate Institute of South Australia reported 187 new rental listings in Elizabeth during May, up 14 per cent on the same month last year.
Investors considering entry should review current listings on the REISA portal and confirm land-tax estimates with the SA Revenue Office before signing contracts. Settlement times in the northern suburbs average 42 days, allowing buyers to lock in tenants quickly once titles transfer.
