In particular, renewed caution appears among buyers as borrowing costs elsewhere in Australia have risen, prompting some local sellers to recalibrate their expectations after months of tough auction competition. Auction events on the weekend of July 10-11 indicated a clearance rate of 57% across Adelaide’s metropolitan area, a drop from the 63% seen in May, according to CoreLogic data.

CoreLogic’s June 2026 auction market update reveals Adelaide recorded 350 auctions over the month, the highest monthly volume since early 2025. Yet, with the clearance rate dipping from 61% to 57% and days on market creeping up slightly from 29 to 34 days, the data collectively suggest a market transitioning from strong seller conditions toward a more balanced environment.
