Hundreds of new homesites are set to hit the market across Adelaide’s northern fringe this month, as Renewal SA confirms the next stage of the Playford Alive land release in Munno Para and a further 58 lots at Lightsview open for sale. The fresh supply is designed to prioritise first-time buyers and local families struggling to break into South Australia’s tight property market.
Adelaide’s median house price now sits at $720,000, according to CoreLogic’s June data – still the most affordable of Australia’s capitals, but up 7.8% year-on-year. This latest land release comes as agents report rising anxiety and open home queues stretching down Maxwell Road in Para Hills and Fitzgerald Avenue in Prospect. First-home buyers, especially, have found themselves priced out of established suburbs such as Norwood, driving urgent calls for accessible new stock.
Key local players Renewal SA and Cedar Woods have responded. Renewal SA’s Playford Alive team confirmed that starting July 10, 140 allotments on the eastern flank of Curtis Road near Munno Para railway station will be available. Priority will be given to buyers who can demonstrate South Australian residency, and at least one applicant must never have owned property. Likewise, the new Lightsview release, overseen by the Lightsview Joint Venture, allocates 60% of its lots to buyers with proof of South Australian address and a statutory declaration of first-home status. Application packs will be available online and at their Corner Folland Avenue and East Parkway sales centre.
Upper north-eastern suburbs such as Golden Grove and Surrey Downs have recorded a 9% jump in land values in the past year, Domain’s May report shows. Playford Alive’s entry-level lots will start at $199,000 for a 300sqm block, while Lightsview’s packages – pitched closer to $348,000 – include access to planned parks and schools near Northgate Shopping Centre. According to the Department of Planning, Transport and Infrastructure, recent government ballots for similar land releases drew more than 400 applications for fewer than 60 lots.
Successful applicants are required to submit ID, bank pre-approval, and a Land Management Agreement, with most sales conditional on commencing home construction within 18 months. Applicants must act quickly: Playford Alive’s team confirmed allocations will be decided by weighted ballot on July 22, while Lightsview will operate on a first-come, first-served reservation system beginning 8am July 19.
