The South Australian government has announced a major new land release in Adelaide’s northern growth corridor, offering more than 400 blocks across Munno Para and Angle Vale. Applications opened on Friday, 4 July, under a scheme that favours first-time buyers and low-to-moderate income families looking to break into the city’s tightest property market in a generation.

Why Land Allocation Rules Matter Now

The release comes as Adelaide remains Australia’s most affordable capital, but the median house price has surged to $720,000 this winter—an increase of 16% since last June, according to CoreLogic. Rental vacancies in the city’s northeast, such as Tea Tree Gully and Holden Hill, have hovered below 0.7%. Local advocacy group Housing Choices SA notes demand for entry-level homes far outstrips supply, prompting the state to prioritise owner-occupiers and discourage speculative buying in these latest release areas.

Premier Peter Malinauskas pledged in May’s budget to facilitate the construction of 1,000 new homes by 2027 in the “Prospect Urban Growth Precinct,” aimed at reducing the pressure in high-demand neighbourhoods like Norwood and Walkerville. However, north of Salisbury, vacancy rates are even tighter, making these new lots at Curtis Road, Angle Vale, and the Greenfields precinct crucial for many families who have been priced out of older suburbs.

How to Qualify—and Secure a Block

Eligibility for the current release is mainly restricted to South Australian residents who have not owned property in the past two years. Households must have combined pre-tax incomes below $130,000 (or $110,000 for singles). The SA Housing Authority will also reserve 25% of the new lots for applicants under the First Home Buyers’ Fast Start initiative, launched in March, which offers grants of up to $40,000 for purchases in selected zones, including blocks bordered by Chellaston Road and Smithfield Plains.

Applications are managed via the official SA Land Release portal, with a ballot system determining successful purchasers if demand exceeds supply. Applicants must provide current tax statements, proof of South Australian residency, and a statutory declaration confirming they intend to live on the property for at least two years. According to the Department for Infrastructure and Transport, base land prices for this release start at $197,500, with build-ready sites expected to be available for settlement by October 2026.

In previous government land offerings, such as the Mount Barker release in 2024, more than 3,500 applications were received for 127 blocks. Local agent Kylie Palmer of NorthEast Realty noted that last year’s Windsor Gardens ballot was “heavily oversubscribed, especially among single-parent households. The need hasn’t faded.”

What Buyers Should Know Next

Successful applicants will be contacted by 2 August and have four weeks to finalise their purchase contracts. Any remaining lots will be reopened to public sale in September, but with fewer purchasing restrictions. Prospective buyers are encouraged to register their intentions early and seek pre-approval from lenders, as banks are now requiring stricter valuation processes on greenfield blocks north of Grand Junction Road.

The state government has flagged follow-up releases in Playford and the new Northern Connector corridor by the end of 2026, aiming to foster a pipeline of affordable housing. Residents interested in next-stage releases should monitor updates via the SA Housing Authority website or attend drop-in sessions at the Munno Para Community Centre and Salisbury Civic Plaza over the coming weeks.
